All Season's passes the test!

All Seasons Electrical & HVAC Contracting, LLC entire installation crew recently spent most of a day reviewing the design of the Heating and Air Conditioning systems for the men's locker room at the Trump National golf course, in Bedminster.
We look forward to a continued working relationship with a company that takes quality seriously. Over the years training the contractors on the design aspects and recognizing that the field conditions can be overcome with compensating solutions has brought project success. By each member understanding what to look for and what not to sacrifice in order to maintain the design intent, field questions are pertinent and installation questions are framed around driving home the quality to the client. Field obstructions and changes are a part of construction. The willingness to look beyond the drawings and bring problems into focus for solutions are what we are after. Congratulations All Seasons' Electrical and HVAC, you passed the test!!

Antonette Mitterando was recently one of several women interviewed in the 11/26/04 issue of the NJPA Real Estate Journal featuring Women in Real Estate (WIRE). The Real Estate Journal covers both New Jersey & Pennsylvania. Below is an excerpt from the article.
What is the funniest, most unique situation you have faced/conquered during your business career? Being female and prone to wearing skirts or dresses on occasion, I have a distinct penchant that I never let the fact I may be dressed in nice clothing or wearing a skirt stop me in my quest of seeing something that catches or needs my attention. And more important, you have to appreciate that men are uncomfortable with that rare woman, and I make it my concern to put them at ease. Three unique instances immediately come to mind. I needed to scale a construction ladder to the roof of my chiller plant to inspect the concrete pour and answer a question. The contractor sent to retrieve me was purely guileless and indicated I should go first. He really was being gallant, his boots were covered in fresh concrete and he thought it best I should not follow in his wake. But I looked him right in the eye, winked and said "when I'm wearing a skirt its men first up and ladies first down." He stuttered, turned red and I just laughed. I indicated he could go first and I gripped the wet rungs of his slop concrete. On another occasion, I was riding in the golf cart with our field engineer and was dressed to kill in my white suit, must have had a power meeting, I looked good if I say so myself. Anyway, they were pouring a concrete trench and were completely enclosed and I questioned something that I saw and wanted a closer look. So in heels and stockings, short skirt, I run and vault the trench, hit the existing cured concrete and skid. My memory is the complete indecision and panic on the contractor's face on the other side. He didn't know what to do, catch the good humor chick with his dirty hands or watch the event. Is one allowed to grab the engineer if she is a woman even if she is a maniac and questionably not going to stop in time before hitting the next trench of wet concrete? Ah, job consequences verses gallantry. His sense of protection won out and he felt compelled to steady the descent. Now I tell you I was in complete control but I thanked him and laughed with him at the two manly hand prints on my back and told him to make sure he spread a really juicy rumor to make it worthwhile, because I had the entire afternoon left and the stories were going to be wild. Lastly I was wearing a deep purple silk suit with a crimson scarf wrapped around my waist. Quite the flamboyant vision with the purple suede shoes. I asked the contractor to demonstrate the troublesome valve operation on the water waste line, to clear the final items on his punch list. He did, but while he unlocked the chain for security, I was checking the platform at least 12 -15 ft. away for the other items and to both of our surprise, that 6" line opened a little more than he anticipated and rusty water under pressure deluged me in seconds from head to foot. I looked like a rusty wet grape. He was mortified and scared. As soon as I saw his face, I immediately smiled and started to laugh and said "Bob, you're cleared of the punch list, don't sweat it, its my problem if I wear these clothes, anyway its 90° F and it cooled me off."

Lessons Learned: Pipe Pressure Testing

Often, when commissioning documents are not done jointly in the design phase and training is not provided to the contractors who gather documentation, repeat testing occurs after the receipt and review of the documentation. Schedule delays and mobilizing the contractors with the equipment are never appreciated by the contractor, construction manager or the client. In particular, pipe pressure tests utilizing a gas medium instead of water are prone to failure. Utilizing gas instead of water offers a huge benefit when used for gas piping or double containment leak monitored piping systems to avoid removal of moisture after the pressure test. Documentation is primarily rejected due to the lack of added information needed to assess if the pipe test has really passed.
The link below provides some procedures for pipe testing, particularily for double containment polypropylene pipe. It illustrates the steps, concerns and data form to utilize specific to plastic pipe which addresses both creep and temperature gradients for both water and gas as the testing medium.
